1)               Requests for Extension of Planning Commission Approval:

 

a)     S-07-22 Tidewater Utilities Office Annex Building ı Request for a one year extension of the Planning Commission approval granted May 21, 2007 for a Site Plan to permit the construction of a one story 9,920 S.F. +/- office building and associated site improvements. The subject property consists of 10.776 Acres +/- of land zoned C-3 (Service Commercial Zone) and is subject to AEOZ (Airport Environs Overlay Zone). The property is located along the southerly side of South Little Creek Road between Otis Drive and State Route 1.ı The owner of record is Tidewater Utilities, Inc. Property Address: 1100 South Little Creek Road Tax Parcel: ED-05-077.12-01-03.00-000.

2)               Information on Revised Development Application:

a)     S-08-01 South Dover Elementary School at 955 South State Street ı Information on a Revised Site Plan for the construction of a new 66,360 S.F. elementary school and associated site improvements. The project will construct the new school on the existing South Dover Elementary School property and then see the demolition of the existing school as a final project phase.ı The project is located on the campus of South Dover Elementary School which consists of 16.17 acres ı and is zoned IO (Institutional/Office Zone).ı The South Dover Elementary School campus is located at 955 South State Street. The owner of record is the Dover Special School District (Capital School District).ı Tax Parcel: ED-05-077.13-02-69.00-000.ı Council District 2.ı This Revised Site Plan provides updated information on the site design as a result of the changes to the stormwater management approach for the project from a pond facility to an underground infiltration system.

 

3)               MI-08-03 Eden Hill Farm TND Residential District: Townhouse Units ı Review of proposed townhouse architecture.ı The property is zoned TND (Traditional Neighborhood Design Zone). The owner of record is Hill Farm Associates, LLC.ı Property Address: south side of West North Street.ı Tax Parcel: portions of the overall parcel ED-05-076.00-01-13.00-000.ı

 

NEW DEVELOPMENT APPLICATIONS

 

1)     C-08-06 Lands of von Croy: North Street Parking Lot ı Public Hearing and Review of Conditional Use Site Plan and Architectural Review Certification to permit construction of a proposed parking lot with fourteen (14) parking spaces and associated site improvements. The project site is zoned C-2 (Central Commercial Zone) and subject to the H (Historic District Zone).ı The property is located on the south side of West North Street between South State Street and South Governors Avenue.ı The owner of record is Rudolph von Croy c/o Colonial Investment & Management Company. The property address is 100 West North Street. Tax Parcel: ED-05-077.09-04-53.00-000.ı Council District 2.

 

2)     MI-08-08 Proposed Text Amendment: Corridor Overlay Zone - ıPublic Hearing and Recommendation to City Council on a proposed text amendment to Zoning Ordinance, Article 3 District Regulations which will amend Article 3, Section 27 ı Corridor Overlay Zone (COZ-1) in regards to the placement of buildings on corner lots in the Corridor Overlay Zone.ı The proposed amendment would permit the Planning Commission to waive parking and setback requirements on one side of a property on a corner lot when a Superior Urban Design has been demonstrated. This amendment is proposed by applicant, Constantine F. Malmberg, III.
